Are you wondering what you need to do before buying real estate in Boulder? In this video I will be covering 8 ways you should be preparing for your home search prior to making any offers. After this video you will feel confident that you are ready and able to make that offer as soon as you find that ideal spot.
Tip 1: Get Pre-Approved for a Mortgage
A very important first step is getting pre-approved for a mortgage. This allows you to know your price range, and shows sellers you’re a serious buyer. A lender will analyze your debt to income ratio along with chat with you about your financial goals and help guide you to your ideal price range that feels comfortable, exciting and within your means.
Tip 2: Explore Boulder Neighborhoods
Boulder has a variety of great neighborhoods, so exploring areas like Downtown, University Hill, Mapleton Hill, Whittier, Martin Acres, and more will give you an idea of where you would like to concentrate your search. Consider proximity to amenities, schools, parks, trails, and the feel of the neighborhood.
Tip 3: Work With a Knowledgeable Real Estate Agent
Interview several agents and begin to work with one who specializes in Boulder real estate. Your agent will set up a property search for you, identify homes that may be of interest, recognize neighborhoods that may be a good fit for your lifestyle, coordinate showings, negotiate offers and terms and walk you through the entire process from start to finish.
Tip 4: Make a Must-Have Home Features List
Decide on must-have features like the number of bedrooms/bathrooms, yard space, garage, office, etc. This will help narrow your search to homes that match your needs.
Tip 5: Look at Comparable Sales
Your agent will most likely be running a Comparable Market Analysis for homes that you are interested in. Looking at comparable sales gives valuable insight into making a strategic offer on a home and ensuring that you as a buyer are fully educated on current home pricing for a property such as the one you are hoping to obtain.
Tip 6: Attend Open Houses
Check open house listings and attend ones for homes matching your criteria. This allows you to get a feel for different neighborhoods and home styles.
